“SAM BC LTD” and {Name}, henceforth known as “CLIENT,” are agreeing to this contract starting from the {date} day of {month}, {year}, for the purposes of establishing the provisions for the construction of {home, property, building, etc.}, located at {address, lot number, some way to describe the area where construction will occur}.
 
1- The CLIENT agrees to the quote provided by SAM BC LTD on {date}, with the following changes if applicable(to which SAM BC LTD has agreed):
 
{list of changes, if any, to the estimate}
 
2- Pursuant to the quote, and the changes listed above, SAM BC LTD agrees to the construction of a {house, building, warehouse, etc.}.
 
3- The price payable for the services set out in the attached specification in pounds (£). The CLIENT agrees to pay a non-refundable deposit to enable the purchasing of material due before the commencement date booked. The CLIENT agrees to pay SAM BC LTD according to the following plan:
Payment terms are:
(3.1) £ (50%) Advanced deposit payment due before commencement of the work(s), and
(3.2) £ (50%) on completion of the work(s).
 
4- If material costs are higher than 50% of the quotation, the CLIENT will need to deposit a 100% of the expected amount towards the coverage of the material costs. Failure to secure both deposits (start date and materials) will incur in the withdrawal of the contract.
 
5- Any changes requested by the CLIENT which entails extra time or cost will be charged in addition to the agreed price. An estimate of the extra cost and time implications will be provided upon work requirement change(s).
 
6- SAM BC LTD will submit an invoice for each due payment. The deposit must be received before the commencement of the service.
 
7- The CLIENT agrees that if payments are not made according to the above plan, SAM BC LTD has the right to stop all work until such time as pending payments have been cleared.
 
8- The CLIENT understands that if changes are necessary during the course of works, SAM BC LTD will provide a change of order, and the CLIENT will be responsible for the additional incurred costs derived from the changes.
9- SAM BC LTD will create Photoshop design documents (PSDs) for the CLIENT upon request, subject to a payable fee.
10- When necessary, SAM BC LTD will be responsible for obtaining all materials and equipment needed for the completion of the job, which SAM BC LTD confirms were included in the quote, or were added after discussion with the CLIENT.
 
11- SAM BC LTD will NOT be responsible for the removal of any waste at the end of a project. If the Client wishes SAM BC LTD to remove any waste, there will be an additional charge agreed and added to the quotation.
 
12- SAM BC LTD agrees that the works will begin on {date}, and that the crew will work {five days a week, eight hours a day, or some other schedule}, with an estimated date of completion on {date}.
 
13- SAM BC LTD agrees that any delays and/or changes not included in this document must be discussed with CLIENT before work continues.
 
14- SAM BC LTD agrees to hold an insurance policy which will cover equipment, materials and all employees. 
 
15- The CLIENT agrees to obtain and pay all necessary permits for the appropriate development of the works.
 
16- Invalidity or unenforceability of one or more provisions of this agreement shall not affect any other provision.
 
17- SAM BC LTD provides a 12 month guarantee on labour carried out by a SAM BC LTD engineer, this will be active from the date of completion of work. The guarantee will become voided if the product designed or supplied by SAM BC LTD is: 
 
(19.1) Subject to misuse or negligence
(19.2) Repaired, modified or tampered with by anyone other than a SAM BC LTD engineer. 
(19.3) SAM BC LTD will not accept any liability for consequential damage or fault from materials supplied by the CLIENT. 
(19.4) Any work undertaken on instruction from the CLIENT and against the written or verbal advice of the engineer.

 
This contract is subject to the laws and regulations of the United Kingdom.
